Emergency Maintenance

An emergency caretaker is always on call for maintenance emergencies.
Emergencies are problems that need immediate attention. They can damage your unit or the housing complex. Examples of emergencies are: leaking hot water tanks, electrical issues, or a broken toilet.
Caretakers do not work after 4:30 pm on weekdays, or on weekends or holidays. Do not make routine maintenance requests to the emergency caretaker.
Call-Out Charges
- If tenants call a caretaker to do work not in the rental agreement, they will be invoiced. This applies to both the regular workday and after hours. Examples of this work are to unlock a suite door or fix a toilet plugged by an unusual object.
- Caretakers must warn the tenant in advance. They will be charged for the call-out. The tenant can then decline, wait until the next working day, or repair the item themselves. Overtime costs would not apply if they waited.
- Work must be requested by an adult tenant.
- Call-out charges are as follows:
- Weekdays (between 8am and 6pm) $25.00 per hour/minimum call-out $25.00 (labour only).
- After 6pm on weekdays, and all day Saturday, Sunday, and holidays: $50.00 minimum call-out, $25.00 each additional hour (labour only).
- Contractor costs and materials (if applicable).
- Staff must not accept money for services from tenants, ever.

If you have a concern with a neighbour, please resolve it directly with them.
If this does not work, please contact your caretaker for help.
If the issue is not resolved, or if it's serious, please report the issue to the Tenant Relations Property Manager. Please list the dates and times the problem occurred. Also, include as much detail as you can about the dispute. Staff will contact you to try and assist with a resolution.
CRHC Operations & Staff
If you think that the CRHC is not meeting its obligations under your tenancy agreement or the Residential Tenancy Act, please contact the Operations Manager at the office.
If we cannot resolve the issue, you may apply to the Residential Tenancy Branch. A dispute resolution officer can help or rule on the matter. This service is free for low-income BC residents.
If you have a concern with a CRHC staff person, please call the office to speak to their supervisor. Please also report the issue in writing.
